Jumbo flats for sale in Singapore

The HDB resale market offers a range of options for families who need more space than a typical 5-room flat. One less common option is jumbo flats, usually formed by joining two 3-room flats. This week, we looked at five jumbo flats with asking prices below $1.2 million, ranging from $768,000 to $1.1 million, and sizes from 1,206 to 1,830 sq ft.
These flats are located in various areas, including Marsiling, Woodlands, Geylang, and the Central Area. The trade-off for the larger living space is often the age of the flats, with many completed decades ago. However, this can also offer flexibility, such as the ability to live as two households under one roof.
Jumbo Flats for Sale
One of the flats, located at 48 Circuit Road, has an asking price of $768,000 and a size of 1,292 sq ft. It is made up of two adjoined 3-room flats, each with its own living area, kitchen, two bedrooms, and two bathrooms. This layout suits families who want to live together with some privacy or owners who want to rent out one side while keeping their own space.
The flat is located near Mattar MRT station and MacPherson MRT station, with Circuit Road Market & Food Centre and MacPherson Market & Food Centre nearby. The block also sits along the park connector that leads to Kallang Riverside Park. However, it’s worth noting that this is an older flat, completed in 1969.
It is situated next to Woodlands Town Park East and is a 15-minute walk from Marsiling MRT station and Woodlands MRT station. The flat has four bedrooms and two bathrooms, with a dumbbell layout and a generous living area.
The kitchen comes with its own service balcony, which is useful for keeping laundry away from the main living area. All four bedrooms are of a good size, and the master bedroom is especially spacious. Some of the walls can be demolished after attaining the relevant approvals, making it easier to reconfigure the layout to suit the household.
More Options
Other jumbo flats for sale include a 1,830 sq ft unit at 116 Marsiling Rise, with an asking price of $928,000, and a 1,755 sq ft unit at 304 Woodlands Street 31, with an asking price of $1,030,000. The former is a corner unit in a low-rise block, with a balcony that serves as a foyer, while the latter is set in a four-storey block with shops at ground level.
A fifth flat, located at 304 Woodlands Street 31, has an asking price of $1,100,000 and a size of 1,206 sq ft. It is centrally located, within walking distance of several MRT stations, including Rochor MRT station and Little India MRT station.
This layout allows the flat to function as a pair of separate homes, with relatives able to share an address while keeping some privacy, or an owner able to let out one half and keep their own space. Each of the four bedrooms is comfortably sized, and the floor plan makes good use of the space, with relatively little space lost to corridors.
The main trade-off for this flat is its age, with the block completed in 1974. However, the walls are largely removable, if HDB approves, allowing for reconfiguration of the layout to suit the household. The flat’s location and layout make it an attractive option for families or individuals looking for a spacious home in a central area.
